Valuations for mortgage purposes, compulsory purchase, taxation, pensions, probate, development appraisals and asset management are all undertaken regularly. We also carry out rent reviews and rental valuations for both landlords and tenants.

Our skilled valuers at Sonas can undertake commercial property valuations for small to large organisations for a number of purposes whether it is for loan security, compulsory purchase, taxation, probate or asset management purposes. Licensed Trade

Our Licensed Trade and Leisure Department offer an extensive range of property and related services through a dedicated team of specialist advisors. Sonas will undertake valuations for sale or purchase, or asset valuations for balance sheet or secured lending purposes, while also providing detailed conditional reports and surveys for reinstatement or fire insurance purposes. For buyers, we will report on all relevant aspects, including the trading history of the business, any remedial repairs necessary and of course the appropriate purchase price for the property. For sellers, we will provide all necessary pre-marketing advice and thereafter undertake a cost-effective programme of marketing to ensure that the optimum price is achieved for the client. We will undertake rent reviews, on behalf of landlord or tenant, to ensure the maximisation of rental value or that a fair market rent is settled upon. Our experience within this specialist sector of the property market allows us to provide an unrivalled level of expertise to our clients.

Healthcare

Our specialist surveyors have the fundamental skills that are required for work within the healthcare sector. These skills coupled with our extensive understanding of finite budgets and public expenditure procedures enable Sonas to deliver the requisite services to meet the Client’s requirements in accordance with necessary procedures.

Land Services

Sonas land services can advise you in farm sales, purchase, estate management and related rural matters. We act as consultants and managers for both private and institutional clients. The Rural Division covers every aspect of farm agency, estate management, valuation, purchase and letting on the farm, including advice on diversification and business management. This is backed up by our experience and awareness of both local and national issues and government policy affecting today's rural economy. The team specialises in large scale mapping and topographical surveys for building development work and for conveyancing purposes including full contoured site surveys, site plans and road network surveys. Regularly updated digital mapping facilities, based on Ordnance Survey data.

Rating

Sonas can handle Appeals for all classes and usages of Property. Our service includes lodging of appeal, property inspection, analysis, valuation, negotiation and pursuing Appeals. Your rates reliability, until March 2010, will be determined by the assessment (from 1 April 2005) placed on your property multiplied by the business rate. Every proprietor, tenant and occupier has the right to challenge the assessment by lodging a competent appeal.

Petroleum & Roadservice

Sonas provides valuations for security purposes for both the oil companies and all major banks. We can also provide valuations for sale purposes, accounting purposes fire insurance. We offer advise on the acquisition of existing businesses or additional land appropriate for the development of sustainable filling stations. We undertake disposals for best price, whether it be continued oil use or non-oil, and advise on the associated environmental aspects. Our service involves negotiations of new sales agreements, analysis of existing agreements and volume prediction models.

Agency

Sonas will be actively involved in all aspects of the agency market for commercial property. We will find and acquire both freehold and leasehold business premises to occupiers' requirements providing a full appraisal of all the options available. We will also dispose of your interest in leasehold and freehold commercial property, as well as providing advice on development options. At Sonas we don't just find the buyer or the property for you, We will liaise with your Solicitors at every stage of the sale or disposal process to ensure a smooth and efficient transaction.

Building Surveying & Architectural Related Services

Building Surveying is a specialist facility of the surveying profession and we can offer a complete range of building surveying services which has evolved through a sustained and expanding demand for property professionals with specialist knowledge in relation to design, construction and maintenance of building structures. The core services provided by our building surveying department can be summarised as follows:-

The in-house design service is provided by a team of dedicated technicians, working in conjunction with external consultants, where appropriate, from the initial concept of space planning/design through to working construction drawings and liaising with local authorities in respect of planning procedures and building warrant consents, and we have the capability for self certification in this regard. Our department is fully automated with the latest computer aided design equipment, which includes on site monitoring functions to ensure quality and financial control through to project completion.
